Here is how our Builder/Partner program works: We will list your home for just 3 1/2 percent of the purchase price, with 2 1/2% going to the buyer's agent and just 1% going to us. Here is the GREAT part: If a buyer buys direct, without an agent, you only pay us 1% commission and the buyer saves money with the BUYER DIRECT program.
Here is an example of how our commission structure works: Let's say that a builder who does not have his/her new construction home listed, is asking $250,000 for the home. In this case the builder would incur advertising costs, loss of money due to spending a lot of time with potential buyers(time is money), etc. The builder's home would, in this case, not be listed on the MLS. A good majority of my new construction buyers over the years, have been relocated to N.W. Indiana, or they are moving here from the Chicago area. They are almost always working with a local Realtor, who knows a lot about the area, schools and reputable builders. That makes sense, doesn't it? Well, if your home is not listed on the MLS, you will lessen your "buyer pool". That is why we have come up with a "win, win" situation for the Realtor and the Builder. Here is how our Builder's Program works:
The builder is asking $250,000 for the home add 31/2 percent to the price for commission, which is: $8,750 2.5 percent goes to the selling agent and 1% goes to us. The home is listed on the MLS at: $258,750 Here is the good part: If the buyer buys the home directly from our office(BUYER DIRECT), they only pay $252,500! That means you only have to pay us 1% commission with our BUYER DIRECT program! We advertise the home on our web site (www.youpay2.com) at 2 different prices:
$252,500 BUYER DIRECT and $258,750 BRING YOUR AGENT price.
